This project was a unique infill project in a built up area in downtown Toronto, with existing high rise buildings all around the site. Located along a public lane with mid rise buildings located across the street and beside the property, the design proposal was developed to minimize changes during the upcoming negotiations with the city.
We devised a way to design the base building to remain constant through the process, as it bumped up against the existing zoning and official plan limits. The integrated high rise was located opposite an inner open square, and designed to be higher or lower depending on negotiations, while leaving the base design unaffected.
The unique rooftop design resulted from the desire of adjacent higher high rise residents in the neighbourhood to look down on something interesting, rather than the usual dull, black, equipment-filled roofscape.
